One of the biggest challenges with traditional semis is getting natural light into the middle of the home.

Simply making the house larger doesn't necessarily make it better.

We consider window placement, ceiling heights, skylights, voids, orientation, internal circulation and the relationship between old and new to create homes that feel open and light rather than long and dark.

RENOVATING NEXT TO A SHARED WALL

Semi-detached homes require a different design approach to freestanding houses.

The existing shared or party wall, adjoining dwelling, roof structure, fire separation, privacy, overlooking and construction access can all influence the design.

Second-storey additions also need to be carefully integrated with the existing home and adjoining semi so the finished renovation doesn't look like an addition that has simply been dropped on top.

We consider these constraints from the beginning of the design process.

SEMI RENOVATION — DA OR CDC?

Some semi-detached renovations and additions may potentially be approved through a Complying Development Certificate (CDC), provided the property and proposed development satisfy the relevant NSW requirements.

Other projects will require a Development Application (DA) through Council.

Heritage conservation areas, site constraints, the extent of the addition and the design itself can all affect which pathway is available.

We investigate this early so the design can be developed around the most appropriate approval strategy.

Before progressing too far, we can obtain early builder feedback to make sure the design and budget remain aligned.

04 — DA OR CDC

We determine the appropriate approval pathway, prepare the architectural documentation and coordinate the consultants required.

05 — CONSTRUCTION DOCUMENTATION

Once approved, we prepare the detailed documentation required to price and construct the renovation.

06 — CONSTRUCTION

We can continue supporting the project during construction, working with the builder and helping resolve design decisions along the way.

 FREQUENTLY ASKED QUESTIONS

Can you add a second storey to a semi?

Often, yes. Whether it's possible depends on the existing structure, planning controls, site conditions, adjoining dwelling and proposed design. We assess these issues before developing the concept.

Can a semi renovation be approved through CDC?

Potentially. Some alterations and additions to semi-detached dwellings can qualify for complying development if the property and design meet the relevant NSW requirements. If CDC isn't available, a DA may still provide a pathway.

Do I need my neighbour's approval to renovate my semi?

Not necessarily simply because the property is semi-detached, but work involving shared structures, boundaries or access can introduce additional legal and construction considerations. We identify these issues during the design and documentation process.

Can we keep the front of the semi and completely redesign the back?

Absolutely. This is a common approach, particularly where the original front rooms contribute to the character of the home or streetscape.

The rear can then be reorganised or extended to create the open kitchen, living, dining and outdoor areas expected in a modern family home.

How much does it cost to renovate a semi in Sydney?

There isn't a meaningful one-size-fits-all figure.

Construction cost depends heavily on the size of the addition, existing structure, site access, level of finishes, structural work and complexity of the project.

We prefer to develop the concept first and then get real builder feedback rather than designing around a generic square-metre rate.
